Section 4.6 — Level 6
Demolish and remove redundant services within the Level 6 services riser; make good penetrations.
Specs, drawings, BOQ, contract, reports and addenda — all checked against each other. You get the problems that change your price, the page each one is on, and the RFI already written.
Demolish and remove redundant services within the Level 6 services riser; make good penetrations.
Level 6 services riser — NOT ACCESSED at time of survey. Presumed to contain ACM. Excluded from this report. Further intrusive inspection required prior to any disturbance.
A compliance requirement the pack does not let you price or certify against.
The Hazardous Materials Survey (§6.4) excluded the Level 6 services riser and presumes it contains ACM, yet the Demolition Scope (§4.6) requires demolition within that riser. Please confirm whether intrusive asbestos inspection and clearance of the Level 6 riser will be completed by the Principal prior to award, or is to be included in this tender.
From the platform demo — a made-up project.
The platform demo: a made-up $8.4M office refurbishment. One scanned survey couldn’t be read — and it says so.
Nobody has time to cross-check 565 pages by hand before a tender closes. In the demo, 10 problems sit across 17 of its 24 documents. Pick one to see what each document says.

Every problem comes with how sure it is, and what to double-check before you rely on it.
Item 8.04 — Doors, internal, supply & install, including frames and hardware … Qty 42 No.
Door schedule: leaves D01 through D47 (47 No.) scheduled across Levels 4–7.
Two schedule entries (D44, D45) are annotated 'existing to remain'. If those are excluded the gap narrows to three leaves — confirm inclusions before claiming the full five.
Addressed to the right person and sorted by urgency. You check them and send them. Nothing goes out without you.
Specification section 08 80 00 does not state a fire-resistance level for the glazed partitions shown as -/60/60 on drawing A-204 Rev D. Please confirm the required FRL and the certified glazing system to be allowed.
When an addendum comes in, it finds what the change affects — like a BOQ still pricing the carpet the addendum took out.
Carpet tile: DELETE 'Interface — Composure' and SUBSTITUTE 'Ontera — Boundary Lines' equivalent. Allow for revised rate.
Item 9.12 — Carpet tile, 'Interface Composure', supply & lay, 3,180 m².
When something comes up your firm has dealt with before, you see what you decided last time and how it went.

You qualified an unrated glazing system on Marlowe Hotel. It was accepted.
Whether to go for it, and what to sort out before you price. No made-up win odds.
Two documents disagree on scope, and a fire rating the drawings call up is absent from the specification.
Qualify the unrated items and resolve the scope conflicts before pricing.
If a scan can’t be read, it says so. It never pretends to have read something it didn’t.
Every problem it finds tells you what to do before you price — and what it turns into if you don’t.
All 10 problems in the platform demo, grouped by what to do now and what each turns into on site. No dollar figures — the demo has no finished jobs to measure them by.
Every quote it shows is checked word for word against your document. If the words aren’t on that page, the finding is thrown out before you see it. It can’t tell you about a clause that isn’t there — the quote wouldn’t match.
The tender as you got it: specs, drawings, BOQ, contract, addenda, scans. Drag the whole folder in — no renaming, no sorting. Anything we can’t take comes back named, with the reason.
It gives you a straight answer in words, and says how much of the tender it could read. It won’t give you a win percentage — it refuses to make one up. A number like that looks official, would be fiction, and would make everything beside it harder to believe.
No. Your tenders are never pooled with another builder’s or shown to one. Only two things can ever count across firms, and each needs your firm’s own opt-in: the totals on our website (rounded down, published only once five firms that opted in are counted, never naming a firm), and patterns across at least five firms that opted in, shown only as counts. Both are off unless your admin switches them on, and your admin can switch either off at any time.
Your first tender is free. After that you pay per tender, not per person: buy tenders when you need them, by card or invoice, and nothing renews by itself. We’ll give you the price on a call rather than a made-up one on a web page.
Drop in the tender you’re pricing now. See what it finds before you submit.
